New Homes Department at Ryder and Dutton

Many of you may know that Ryder and Dutton has a specialist New Homes department dealing exclusively with new build properties, providing a dedicated personal service to both developers and purchasers. Based in our head office in Royton, and covering an extensive geographic area including Greater Manchester, Lancashire, West Yorkshire and North Derbyshire we are able to offer a wide variety of house styles with a price range to suit all budget requirements.


Our New Homes department is run by Christine Smith, who is an Associate Director of Ryder and Dutton. Christine has been dealing exclusively with new build properties for many years and has a wealth of experience. Many of our clients also know Rebecca Heselwood as our New Homes Sales Negotiator but Rebecca left in May of this year to welcome her second baby into the world. Emma Shepherdson joined Christine in the New Homes department whilst Rebecca enjoys her maternity leave. Emma transferred from Ryder and Dutton’s Branch Support Team but Emma is no stranger to new build properties and has fit right into the role. We look forward to welcoming Rebecca back in the Spring.

2014 has been an exciting year that saw the long awaited Bakestones development in Delph finally released to the market. The developer had planned to commence building back in 2012 however market conditions were not strong enough and the project was put on hold.The first phase was launched early 2014 and sold very quickly off plan. We were delighted to finally hand the first set of keys over a young family who were thrilled to be the first occupants of The Bakestones in August this year. They were followed by many others with the first 8 plots now occupied. Phase 2 was released mid-year and has nearly sold out prompting the developer to release phase 3 early next year. There will be 46 homes in total and we expect demand to remain strong throughout 2015.

The final phase at the popular Tamewater Court development in Delph was completed in 2014. The Old mill was derelict and without a roof for many years. This was finally given some loving TLC and converted into 20 stunning and spacious 2 bed apartments and duplexes, complementing the range of houses already completed and occupied at Tamewater Court. The first apartments were was released in November and two are already sold with further reservations pending for the New Year.

This helped buyers to purchase their dream home with only 5% deposit and an equity loan of 20% interest free for 5 years, making their purchase much more affordable. The scheme is set to run until 2020 and we expect demand to be high again in 2015.
